<p>Studies have shown that <a href="http://www.greenbuilding.com/">green building</a> gives its owner greater energy savings, increases a property’s market value, improves health and quality of life of occupants, and reduces one’s carbon footprint. Given the many benefits of green building, it makes sense for architects and their clients to opt for environmentally and economically sound building practices. So how are green buildings different from traditional buildings?</p>
<p>To come up with a sustainable building, green builders address four crucial areas: materials, energy, water, and health. First, green builders determine the sources and uses of building materials. They ask questions such as: Are the materials obtained from natural and <a href="http://www.epa.gov/greenbuilding/pubs/whybuild.htm">renewable energy</a> sources? How are efficient are they in reducing waste? Are they re-usable or recyclable? Examples of green building materials are bamboo wall panels and reclaimed lumber.</p>
<p>Next, green builders employ technologies and building designs that can lower the building’s energy use. Renewable energy technologies such as solar panels and wind turbines are integrated to allow a building to generate its own electricity and reduce its reliance on mains. Natural daylight and open air designs further reduce lighting and cooling costs. Low-energy appliances are also considered. They also make sure that the <a href="http://www.calrecycle.ca.gov/greenbuilding/materials/">building</a> is well-insulated to increase its HVAC efficiency (heating, ventilation, and cooling system).</p>
<p>Water use is minimized by installing water collecting systems and by installing water-efficient appliances such as self-closing spray taps.</p>
<p>Lastly, green builders use non-toxic, emission-free, and moisture-resistant materials and products. Doing so, indoor air quality and health of its occupants are improved.</p>

What workers expect from their place of business, how we as tech-savvy individuals do our jobs; these and other factors greatly affect the future design of office buildings.</span></p>
<p id="zw-13009461a740E_DBH338f19"><span id="zw-13009461a73cckdIq338f19">Recent trends are moving more toward collaborative and team-based projects in the <a href="http://lunatractor.com/2011/05/11/great-agile-workspaces-the-physical-environment/" target="_blank">office</a>, and our work spaces need to both reflect and accommodate that trend. While the private office has largely evaporated below the upper-management tier, small cubicles are also giving way to more open areas. Conference rooms are being designed to allow meeting members to stand, move and interact more naturally. After all, it is no longer necessary to sit at a desk and take handwritten notes. <a href="http://www.kbmworkspace.com/trends_the_new_office.html" target="_blank">Work </a>spaces may be smaller, as laptops and other mobile devices are becoming the norm, while break rooms are evolving into recreational areas with more than a simple refrigerator, microwave and coffee pot.</span></p>

The offices of the future will definitely need to have adaptability as a primary feature.</span></p>

And like art, architecture too has many different forms and styles which are well defined and separated from others. Over the years, architecture has evolved to incorporate many more styles and sub styles under them. Below are some of the most popular architecture styles.</p>
<p>Art Deco: This is the art that became popular in the 1920’s when the machine age was under way. Many buildings are still standing with these designs. The architecture is more or less decorated by geometric styles.</p>
<p>Colonial: This architecture style was the one which was developed after colonials came and began settling in America. It is a mixture of styles from English, French, Spanish and Dutch cultural styles.</p>
<p>Contemporary: This form of style began originating in the 1070’s and 1950’s. The two most popular designs under this architectural styles are the gabled roof and flat roof types. The style was characterised by lack of ornamentation and odd window size. Use of materials such as wood, stone and brick was incorporated.</p>
<p>Georgian: This architecture style was made in honor of monarchs who ruled england with the name of george. The hoems with this style are known to be luxurious and refied with symemtric chimneys. Another odd feature of this design is the appearance of a row of five windows.</p>
<p>Gothic Revival: This was a popular style in the 1800 when English romanticism influenced the architecture. Pointed arches and Gothic windows were the prominent parts of this design.</p>
<p>International: This design was made famous by architectures in the 20th century by european architects. There was no decoratioon and ornamentation and used materials as glass, concrete and steel.</p>

			<content:encoded><![CDATA[<p>There are a handful of us who will still walk long distances, holding on to our plastic and aluminum trash until we find a suitable place to dispose of these items. A handful is not enough as the world is still suffering heavy pollution by substances that were not always there. Pollution is ofcourse an umbrella term for anything that disturbs the very nature of nature. It is not just the unceremonious dumping of plastic waste anywhere and everywhere. The removal of chemical waste into natural systems, pollutes the waters.</p>
<p>Everything is affected by the act of pollution. They say smoking is bad for your health and the health of others. There is rarely anything said about the effect of smoking on the environment. It is not just the smoke&#8230;which is bad enough. Did you know that asbestos, the material that cigarette filters are made of, takes anywhere between 3 months to a few years to be completely degraded? Plastic, oil, DDT etc similarly take just as much time. It is only in the past few years that scientists have found and honed the use of bacteria in speeding up this degradation.</p>
<p>All is not lost however. There are many, scientists included, who believe that there is still time. Time to save our precious planet. It only makes sense to understand that we’d be better off fixing things right here before we look for other habitable planets in the universe&#8230;we haven’t found any yet. While a few countries and corporations are picking up the pieces, still more needs to be done. We have to try and break away from fossil fuel dependency, it won’t last that long anyways.</p>

<p>An important part of every community is the grocery store. We may not enjoy grocery shopping, but it is an important part of our lives.  Not only do we go to the grocery store to buy groceries, but now the grocery store has become entwined with the larger retail discount stores so we can have true one-stop shopping. This is a change that many people consider to be for the best of all involved.</p>
<p>In nearly every town, no matter how small or large, there is likely a store that sells groceries. In small towns, there may not be a full fledge grocery store. However small towns will usually have a store that sells the staples for everyday life.</p>
<p>Now, when retailers are planning new stores they are often building large retail grocery stores that not only sell groceries, but they also may have a bank, hair salon, and other departments inside. This makes a more convenient shopping area for customers and brings new customers into the store.</p>
<p>In the future this will likely only become more prevalent. Walmart has really made the supercenter or one stop shopping location a major part of our everyday lives. In my town there are actually two Walmart supercenters, a Target supercenter and at least five or six grocery stores. They all have their place, and none seem in any danger of going out of business very soon.</p>
<p>Grocery stores will grow and change, but as long as they continue to offer a place for us to purchase the necessities for everyday life, we will continue to visit them on a daily or weekly basis to fill our shopping need as well as our other desires that they have begun to serve.</p>

There are many savvy investors who have turned towards buying apartment buildings as a solid investment. Think of of it this way: where are all those people who are saving to buy a home going to live? Apartments. This makes owning multi-unit apartment buildings a solid investment—a rare find in today&#8217;seconomy. College towns especially are always filled with students looking for apartments.</p>

<p>First time home buyers need to take in a number of factors before deciding to make a purchase on a home. A home loan is often the single more expensive investment a person will make in his or her lifetime. By taking the time to choose the right loan, the home buyer can rest assured he is paying the best he can for that purchase.</p>
<p><strong>When to Buy </strong></p>
<p>Before heading out to look at homes, talk to your mortgage lender. You need to know how much of a home you qualify to purchase. Consider the following factors.</p>

<li>Is your credit score as high as it could be? The higher      your credit score is, the more likely lenders will be to offer you a lower      interest rate on the <a href="http://www.starreviews.com/mortgage_loan_company.aspx">mortgage loan</a> you need.</li>
<li>Are you prepared to pay for taxes, upkeep, and      utilities? Consider how much of your monthly paycheck will go towards      paying the mortgage.</li>

<p>Since mortgage loans can last from 15 to 30 years, investing enough time into comparing loan options is critical before you decide to buy. Consider interest rates right now. <p>Interest rates will fluctuate considerably for each borrower due to things like creditworthiness, availability of loans, and government programs. Spend some time talking about your own needs in a home, based on size and features, and if that type of home is available to you within your budget. If not, work to build up your budget and down payment so that you can be better prepared to enter into home buying. Making decisions like this may mean holding off on buying a home, but it may also save you thousands.</p>

			<content:encoded><![CDATA[<p>In today’s society where there is a shopping center on every corner, it can be hard to remember what it was like when we had to drive a long distance to do all of our shopping. However, even in the United States there are parts of the country where this is still a part of everyday life.</p>
<p>I spent time in my early twenties living in a small town in Nebraska where I had to drive over an hour and a half to get to the nearest shopping mall. This was, needless to say, not something we did very often. Visiting the mall was a treat and something we did maybe twice a year.</p>
<p>When you don’t have access to shops like this we had to do most of our shopping at small independent stores. This had benefits and drawbacks. It was nice to be able to support small mom and pop retailers, but the prices were often more than if you shop at large chain retailers.</p>
<p>This was in the late 1990s, and there was online shopping, but it wasn’t as common or as easy as it is today, so that wasn’t really an option for people who lived far from malls either.</p>
<p>Today, this small town now has their own Wal-mart. I know that it has been a great boon for the residents as they can do their shopping and not spend as much money, however I do know that many smaller businesses have ceased operations simply because they could not compete with the prices that Wal-mart offers.</p>
<p>In the future things will only continue to grow, but I have to admit I sort of miss the days when I had to drive for a long way to do my shopping. It made shopping day special and fun for me and my family.</p>

<p>When you are choosing where to do your shopping, what do you look for?  For many people, the ability to do one stop shopping is becoming a major consideration.  This does not mean that megastores like Wal-Mart supercenter are always preferable, but that you can simply stop once and take care of multiple chores in one parking lot.</p>
<p>A well designed shopping center can be a great place to do many of your everyday chores. My favorite strip of businesses allows me to do my grocery shopping, visit a post office satellite location, do my banking, get my nails done, pick up the dry cleaning and get a quick lunch.</p>
<p>The convenience of this can be unbelievable because you save so much time by not having to get in and out of the car after every stop. These little trips can add up!  Not only will you save time, but you will save money too, by not having to use extra gas driving from one stop to the next.</p>
<p>Another benefit to these types of one stop shopping centers is that they often offer special events. My favorite little shopping center often holds fundraising events for charities that offer a fun event that allows me to give back to the community. I love being able to go and spend time with friends and neighbors and also give business to my favorite shops.</p>
<p>Without a doubt, these types of shopping centers will become more popular as time goes one. Time is precious and as more businesses realize this, they will start incorporating more ways to save money into their retail centers. It may not be long before we have stores that will contain all of the above mentioned facilities in one building. The only thing that must be considered in this, is that when you make the buildings contain so many options for shopping and dining, they become overwhelming for the consumer. This is a balance that must be reached.</p>

			<content:encoded><![CDATA[<p>When you are choosing a new home, one of the most important things you will consider if you have children is the school district. It is hard to believe, but there can be a dramatic difference from one school to a neighboring one. There are many things you need to look over and consider when choosing a school district.</p>
<p>First, take a look at test scores. This is considered to be the main factor to look at when comparing schools. This doesn’t mean that a school that isn’t performing the best in the district isn’t a good school, but it is certainly something to consider. More important than the actual score is the improvement from one year to the next. A school that is improving is likely a better school than one that is remaining constant or going down.</p>
<p>Another consideration is the ethnic makeup. This doesn’t mean that you want to choose a school based on the races of those that attend, but it may be in your child’s best interest if they aren’t in the dramatic minority. If there is a school that only has 1% of children that are your child’s race, it may not be as good of an option as one that offers say 40%. This will simply help your child to feel like they belong.</p>
<p>A final consideration when choosing schools is what programs they offer. If your child is into swimming, you may want to choose a school with a swimming program and school pool. If your child loves music, a school that offers a choir or marching band will give them an activity to participate in.</p>
<p>No matter what school you choose, take the time to become an active part of it. The school will be a better place the more parents that take the time to be active in the PTA or other organizations. Your child’s education will greatly benefit.</p>

			<content:encoded><![CDATA[<p>If you are a potential small business owner, one of your biggest decisions is the place you choose as your office or storefront. This is not a choice you want to make lightly. Either you will purchase a location, which can be hard to sell later, or renting a location with a lease agreement that will tie you to the location for some time. In either case, you need to make a wise choice because you may be stuck there for some time.</p>
<p>The first thing you should do if you are considering signing a lease on a location is to talk with others in the same complex. You may find out about any potential problems with the building that you could not otherwise have known about. Another benefit to doing this is making sure you will be able to get along with your new neighbors. It would be very frustrating to have a great business going, but the shop next door is noisy or otherwise harmful to your business.</p>
<p>Check out the parking lot and other facilities too. Your business extends outside your front doors. You may have a great location, but if there is not parking available for your customers you are going to lose business.  A parking lot that is poorly maintained or dirty can be a definite turn off too.</p>
<p>Get the details about what your lease includes. If you are going to be responsible for trash pickup, or keeping the parking lot clean, you want to know this ahead of time, instead of being surprised to find this out later. Another consideration is pest control. Your leasing agent should be happy to help you figure out these things, but you need to be willing to ask.</p>
<p>Following these guidelines will help you build a business that will not only be successful, but will help you remain stress free and happy as a business owner.</p>

			<content:encoded><![CDATA[<p>One thing many people fail to consider when they are looking at purchasing a new home or renting an apartment is the access to nearby shopping. The easy access of shopping areas can be a more important aspect for some people than others, but is a consideration that should be made by all.</p>
<p>How often have you been preparing dinner and realized you ran out of a key ingredient?  If you have a convenient grocery store this may only delay you fifteen minutes or so, but if you have to drive 10 miles to a major shopping area, get in traffic and then drive 10 miles home this could wind up taking you an hour or more. Time is a commodity that we can never have enough of, so if this happens even twice a month, this is a cost that may be precious to us.</p>
<p>Many retailers are seeing the importance of having a convenient shopping location to residential areas and are filling in the gaps for us. This can be a great opportunity for the smaller grocery stores to compete with Wal-mart. Wal-mart may offer lower prices, but if someone has to drive an extra 10 minutes and get into traffic they are likely going to choose to shop at the other retailer.</p>
<p>Take a look around your community and see what stores have made the effort to be convenient locations for the residents. Next time you are looking for a new home I’m sure you will take the time to see what retail locations will be convenient for you when you check out the other amenities available. You will save yourself hours in the long run and also keep you from facing added stress from dealing with the major shopping destinations in the city itself. Then when you have to run to the store to grab a gallon of milk you can pat yourself on the back for a wise decision.</p>

			<content:encoded><![CDATA[<p>If you are moving to Portland, Oregon, you don’t have to worry about you or your family being bored. There are too many exciting things to do in the largest metropolitan area in Oregon.</p>
<p>Summers are usually very pleasant, with temperatures in the 80s, although it can get hotter on occasion. For the most part, though, temperatures remain very comfortable, which make getting out on either the Willamette or Columbia Rivers that much more enjoyable.</p>
<p>Yes, you have two rivers to choose from, because both these rivers come together in <a href="http://en.wikipedia.org/wiki/Portland_Oregon" target="_blank">Portland</a>. You can fish for white sturgeon and regular sturgeon (come prepared to fight, though, it’s said they can really put up a struggle before being landed.) You can also windsurf, swim or sail along these two rivers.</p>
<p>When it’s too cold or rainy to enjoy the outdoors, you can go to the Rose Garden Arena. Here you can watch the NBA <a href="http://en.wikipedia.org/wiki/Portland_Trail_Blazers" target="_blank">Portland Trail Blazers</a> play home games or catch a concert or other shows and entertainment.</p>
<p>Once you learned you were moving, if you decided that apartment living might be a good option for you, you won’t be disappointed with your decision. <a href="http://www.northwestrents.com/" target="_blank">Portland apartments</a> can be found close to the Willamette River or right downtown, where you can enjoy the shopping, dining and other entertainment that is offered there.</p>
<p>Those Portland apartments that are a little farther out are still good choices, because many of them are located close to MAX (Portland’s public transportation system) stations and stops. Just hop a MAX bus or other public transportation to wherever you want to go.</p>
<p>Portland apartments range from studio size to those with multiple bedrooms. Some are located in large complexes while others may be located in smaller areas or even in some homes. There are plenty of apartments, though, so you shouldn’t have any problem finding one that fits your needs.</p>

<p>1.       Austin, Texas. Austin, and surrounding cities didn’t see the huge real estate bubble that California and Nevada experienced. For the most part, home prices in Austin stayed pretty even. <p>Many people like the idea of being environmentally friendly, but simply cannot afford the extra cash to add green elements to their home. Thankfully, it’s now possible to save your budget and the environment at the same time. Take a look at some tips on how you can add “green” to your next building project.</p>
<p>1.       Use recycled materials. You can use rubber and polymer roofing materials that will stand up to the weather. Try countertops that are a blend of recycled glass and concrete. The same is true for backsplashes, walls, and floors.</p>
<p>2.       Think about the lumber. You will want to avoid lumber and lumber products that are made from endangered hardwoods or old growth trees. Use vendors that go through certified and managed forests or those that use recycled or reclaimed wood. Better yet, go for bamboo, which is durable and also grows fast and renews itself in nature.</p>
<p>3.       Go energy efficient. Use energy efficient windows and those with low-emissivity glazings. These windows will help you save on heating and cooling costs. 			<content:encoded><![CDATA[<p>In a day and age where more is better and bigger is cool, it seems almost impossible to build commercial buildings and residential homes that are environmentally friendly. But the truth is, there are many people out there concerned about Mother Nature and willing to do their part to help save the environment. An elementary school in England is doing just that. Take a look at the environmentally friendly school building and how they are going “green.”</p>
<p>At the Howe Dell school in Hatfield, England, it may seem like business as usual. Students sitting at their desks, teachers in the front of the classroom teaching new subjects, and books and notebooks everywhere. But look a little closer. What you’ll see here is a revolutionary project. The bathroom toilets flush using rainwater, the roof is covered with plants, the building gets its heat from the playground, and most of the desks are made from drainpipes. Even the carpets are up of tiles that can be replaced one or two at a time when they wear out. Certainly, this is no ordinary classroom.</p>
<p>Howe Dell is an experiment in the country to see if the green and sustainable model is a useful one to follow. Hertfordshire County Council commissioned this project as a sort of “experiment” to see if other schools and commercial buildings could be built the same way.</p>
<p>The most exciting part about this school building is the heating system. It’s actually built with the world’s first Interseasonal Heat Transfer system (IHT). Here’s how it works. The IHT takes the sunshine that falls on the playground, made of tarmac, and then stores and releases it in the winter time. This is the sole way the school is heated. The IHT system is proving to efficiently convert sunshine to energy and store it when needed. Truly, it’s a revolutionary idea.</p>

If you have difficult tenants, then chances are that you may be rethinking this whole landlord business. But rest assured, there is help in dealing with tenants that are less than ideal. Take a look at these tips for helping you deal with a difficult tenant situation.</p>
<p>1.       Check the lease. Nine times out of 10 you can solve most problems by going back to the lease. A good lease should outline maintenance issues, rent payment, notice when moving, etc. Go to your lease and remind your tenants that they signed and agreed to the lease terms.</p>
<p>2.       Be firm. If you are playing the “nice guy” then your tenants may just walk all over you. Sure, it’s nice to be flexible and to help people out from time to time, but you need to be firm when it comes to running your business – and this is your business. If you have a tenant that is consistently late with rate, be firm and demand it is paid on time.</p>
<p>3.       Know when to cut your losses. Sometimes, it’s better to just let a tenant out of a contract or to let them move. The hassle of dealing with a difficult tenant sometimes just isn’t worth it. Know when it’s time to cut your losses and move on to someone better.</p>
<p>4.       Give warnings. If someone breaks a rule once, give a warning. That way, when it happens again, you know that they have been given a fair chance to keep the rules of the building. If they still refuse to follow the rules or are causing trouble, you have every right to evict.</p>

<p>1.       Ask for referrals. Ask friends, neighbors, and business associates for any referrals. Likely, the architect you choose will be someone that one of your associates trusted for his job.</p>
<p>2.       Interview several architects. Don’t be afraid to contact several architects and ask them to come in for an interview. You can ask all the questions that you need answered and get a price quote before you ever hire an architect.</p>
<p>3.       Ask to see a portfolio. You may want to see other work that the architects have done in the past. Go ahead and ask to see a portfolio of work to make sure their design style fits with what you have envisioned.</p>
<p>4.       Talk about design principles. On that same note, make sure you ask about the architect’s design principles. Again, you want to make sure you and your architect are on the same page when it comes to the actual design of your project.</p>
<p>5.       Sign a contract. Don’t forget to sign a contract. This will lay out the price of the project and timelines clearly. Without a contract, you could be left with no plans, no building, and no money coming in.</p>

A good property manager can save you time, money, and your sanity!</p>
<p>One of the big plusses of hiring a property manager is that he can do all the “dirty” work for you. When it’s time to look for new tenants, the manager can advertise, sign leases, do background checks, and even inspect the property before the new tenant moves in. This can save you a lot of time of driving back and forth to the property to get all of these things done.</p>

			<content:encoded><![CDATA[<p>Few cities understand the need for safety measures more than the  city of Chicago. The Illinois metropolis serves as an example of  American ingenuity and resiliency after building one of the fastest  growing urban centers in the country and then being forced to rebuild it  after one of the worst fires in the history of the United States.</p>
<p>Chicago was a outpost that seemed to be little more than a frontier town  when the first settlers arrived, but due to the central location and  the advent of the railroad the city soon became an important center for  commerce and industry. While opportunity the population soon grew, and  the booming population did not care how they build their town so long  as it was built.</p>
<p>Chicago rose rapidly and dangerously. Wooden structures were erected and  city blocks went up in a manner of weeks. There will not building codes  or restrictions on materials. The economic forces driving the growth of  the city wanted progress rather than excuses. The booming population  failed to properly plan for their future. The poor building restrictions  were matched by a failure to properly fund the fire department.</p>
<p>The residents of Chicago were betting that nature would keep them safe.  In 1871 nature called their bluff and threatened to wipe the growing  town off the map. The summer of 1871 was unusually dry, which turned  much of the Midwest into tinder for terrible fires. The worst fires in  the history the country occurred in 1871, and fires claimed much of  Chicago.</p>
<p>Other locations might not have survived the devastation. Chicago grow  and thrived despite losing some many building and citizens. The  sacrifice proved to not be in vain as city codes were put in place and  planning sought to prevent fires rather than trust nature to cooperate.</p>
<p>The Great Chicago Fire provided builders with guidelines to prevent future disasters.</p>

Any  time that politics are involved might provide the best answer, and in  the case of the city of Chicago, many observers began to wonder whether  building codes existed as anything other than a political strong arm  tool.</p>
<p>Chicago columnist Mike Royko earned fame as a prolific writer that  provided a voice for working families in the Second City. While the  volume of his work make if difficult to pinpoint a highpoint, his magnum  opus might be Boss. Royko&#8217;s unauthorized biography of the late mayor  Richard Daley showed that some of the worst abuses of politic power  occurred in enforcing building codes.</p>
<p>Daley build a reputation as a public works innovator. He got funding for  massive projects whether it was building superhighways to crisscross  the city or getting one of the largest airports in the history of the  world. One of Daley&#8217;s prize projects was building the massive  McCormick Place convention center.</p>
<p>The original project caused a great deal of controversy in Chicago since  it took prized lakefront property away from the public and created what  many critics considered a massive eyesore. Despite these protests,  Daley hailed McCormick Place as a modern marvel. Then it burned down  seven years after it opened. The 1967 fire claimed the life of a  security guard and proved to be a scandal for the administration. The  building was supposed to be fire proof. Modern code called for steel and  concrete. McCormick Place was also supposed to be armed with a  sprinkling system to stop any fire.</p>
<p>The codes proved to be largely empty once the embers started. Lax  enforcement and political corruption proved more powerful than the  lessons of history. Despite the cries of journalists like Royko, Daley  survived the scandal and simply built on the ruins of the building. Even  the best written fire codes could not stand up to corruption.</p>

			<content:encoded><![CDATA[<p>Building codes were put in place to keep residents safe and to  prevent resident from being abused by slumlords. Despite these seemingly  altruistic motivations, building codes have been one of the areas  rifest with corruption and graft.</p>
<p>During the administration of the first Mayor Richard Daley, building  owners understood that taking political missteps meant the rigid  enforcement of some of the strictest codes in the nation. Daley was  known to be vindictive towards political opponents and anyone who  stirred the pot of his kingdom.</p>
<p>Daley grew up in the southside Irish neighborhood of Bridgeport. The  tight knit community is known as the traditional home of the Chicago  White Sox, but during the 1960s and earlier it was also known as one of  the most racially segregated communities in the city. When a progressive  building owner attempted to bring in the first African-American people  into the community the neighborhood revolted. Not wanted to anger his  political base, Daley quickly moved to get the African-American out of  the community. Rumors stated that the building owner was threatened with  code violations if other people of color where accepted into the  neighborhood.</p>
<p>Chicago politics remain nasty business. But during the reign of the  first Daley political opponents could expect crackdowns whenever the  mayor felt vengeful. Business owners who openly supported Republican  candidates could expect fines to pile up until their donations went  towards the Democrat political machine.</p>
<p>While the overt use of building code to attack rivals was bad, the  neglect paid towards the worst violators might have been the worst  crime. Kickback to slumlords were common practice, and failing to live  up to build code often resulted in a sentence of death for disadvantaged  residents. The laws were often ignored until after a deadly fire broke  out and a scandal emerged in the press. Until then the laws were a  manner of whether or not the owner had greased the right palms.</p>

			<content:encoded><![CDATA[<p>The United Sates is supposedly ruled by a code of laws about all  else. The laws are what makes men equal and are supposed to trump race,  religion and class. While the laws tend to be enforced during periods  of tranquility or growth, during times of crisis when the laws might be  needed the most, the rule of law has been bent in order to respond to  the crisis.</p>
<p>During the worldwide recession that began in 2008 the United States  witnessed an enormous real estate bubble burst, which threw thousands of  home owners out of their residences. While the homeowners were supposed  to be protected by laws to ease the process and ensue that the major  banks were not abusing their considerable power, evidence has emerged  that laws meant to protect common citizens were often ignored or simply  broken to push home owners out.</p>
<p>In 2010, the discovery of sloppy paperwork in the mortgage industry  force major banks in including Bank of America, JP Morgan and Chase to  temporary freeze foreclosure sales and conduct audits of there  foreclosure documentation process. The mortgage services department of  these major banks handle the collection of mortgage payment and are also  responsible to provide assistance to struggling home owners. The banks  have reported that the problems are simple procedural mistakes and human  error, and the lending agencies have denied any involvement in wrongful  foreclosures.</p>
<p>The banks held a brief review of their practices, before returning to  massive foreclosure practices. While the banks might be satisfied with  their review, many homeowners and their lawyers are not. The charges the  banks were not verifying documents before filing suit is putting the  entire court system of the United States on trial. Massive fraud  discovered could cause the collapse of several major banks, which could  cause terrible economic consequences. Failing to police the banks and to  ignore rule of law could have even greater impact on the way the United  States operates.</p>

<p>Have the recent reported problems in the foreclosure crisis been  stopped? According to a report from the Daily Business Review, lawyers  at the heart of the foreclosure crisis in Florida are seeing &#8220;more of  the same&#8221; despite new rules aimed at preventing some of the worst  abuses.</p>
<p>The heart of the foreclosure scandal has been the issue of  &#8220;robo-signers&#8221; or people who have been hired to simply get the huge  numbers of foreclosure cases off of the books. The bank employees often  rubber stamped foreclosure paperwork without verifying the accuracy of  the documents. The Florida laws were aimed to stop this practice by have  the documents be reviewed, but even with this extra level of  bureaucracy the foreclosure paperwork was still be gathered by the bank  that have no economic interest in seeing these foreclosures remain with  the current owners. The robo-signers have morphed into robo-verifiers  who simply check the paperwork with the same lack of attention to detail  as the signers according to some attorneys reviewing the process.</p>
<p>Iowa Attorney General Tom Miller has requested a 50-state investigation  of the foreclosure scandal and the mortgage industry. He has expressed  doubt that a quick solution with the banks cold be reached. While  Miller&#8217;s words might help to stop future illegal behavior, they  provide little help for home owners who have already fallen victim to  the crisis.</p>
<p>Miller believes that it will take working out settlements &#8220;one bank at  a time&#8221;. He also threw some red meat to homeowners associations by  suggesting that criminal charges and jail time should be a part of any  investigation. For the thousands of unemployed and other people who are  suffering the speed of the investigation, and the timing of any  settlement is likely to disappoint. While human suffering is not a  measurable figure, the housing crisis is likely to trump any punishment  the banks will ever face.</p>

			<content:encoded><![CDATA[<p>The use of robo-signers to rush foreclosures through the court  system is not the main issue facing the courts. The practice has been  established. The question that has to be answered is whether or not  mistakes or using robo-signers let to wrongful foreclosures.</p>
<p>The major banks behind the foreclosure scandal including Bank of  America, Chase and JP Morgan deny any wrong doing, while foreclosure  defense attorneys are claiming widespread and deliberate fraud to speed  up foreclosures. The question that the courts must answer is: what  constitutes an improper foreclosure?</p>
<p>The banks have admitted that some mistakes have been made in the case of  homeowners who faced with foreclosure even though they were not behind  in their payments. These cases involved a break down of communication  between the many layers in the mortgage service industry. These layers  can include but are not limited to include lenders, title insurers and  law firms. The banks have admitted mistakes in this area and have blamed  some of the mistakes on the volume of foreclosures currently on there  books.</p>
<p>Another area where home owners might get some cooperation from the banks  is in the area of seeking out a loan modification while being told that  it could only occur if the homeowner fell behind in payments. Falling  behind in payments might have qualified some homeowners with the  necessary facts for a loan modification, but it certainly put them on  the short list for facing foreclosure proceedings</p>
<p>Once home owners fell behind on payments, they faced what Federal  Reserve Governor Sarah Bloom Raskin described as a &#8220;Pandora&#8217;s Box of  predatory tactics&#8221; that included the padding of fees. The fees went  past late fees and included inspection fees and broke-price opinion  fees. With these additional fees many home owners who would have been  able to pay they mortgage feel into a cycle of foreclosure due to the  additional fees.</p>

			<content:encoded><![CDATA[<p>How deep does the foreclosure crisis run? Deep enough to cause  academics and financial investigators to beg the federal govern to  establish national standards to regulate the American mortgage industry.</p>
<p>The crisis occurred due to heavy lending to people with sub-prime credit  and then packaging those loans at prime rated mortgage bonds. Once this  system collapsed a potentially even greater problem emerged. The banks  had no documentation to show who owned the bank notes. The notes had  been traded numerous time and no one really new which bad owned the  documentation. Once homeowners began to fall behind in payments and the  foreclosure process began the banks did not have the correct legal  documentation to remove home owners from their residents.</p>
<p>The process created a legal mess that has caused many officials to call  for massive reform and a process to establish national standards for he  mortgage industry. The standard would create new rules that would guide  home mortgage services collect payments and distribute the revenue to  investors. The mortgage service industry has been plagued by problems  and lawsuits since the foreclosure crisis began.</p>
<p>Homeowners have accused mortgage services of failing to provide adequate  assistance  for loan assistance. The homeowners also accuse the banks  of cutting corners during the foreclosure process. The group wants  regulators to establish a detailed set of standards that would require  providing reasonable loan modifications. The provision that might cause  the banks the most reason to fret is that banks would be held  accountable for not have the correct paperwork on hand. This causes  banks to engage in less frequent and relentless trading. Top economists  including New York University professor Nouriel Roubini signed off on  the plans.</p>
<p>It was not the only time that a group asked for reforms in the mortgage  industry. Members of the Federal Reserve&#8217;s Board of Governors have  already be calling for reform in the mortgage industry.</p>

The affects of the crisis  have been so transformed that the definition of the American Dream seems  to have shifted.</p>
<p>For generations now the definition of the American Dream included home  ownership. Renting was deemed to be carried out by people that were not  ready to settle down or simply were not mature enough to own a home. For  many people, home ownership was the best manner to build wealth and  save up money for retirement. Due to the current situation rent might  not be a choice anymore. The demographics of who rents and the social  association with renting continues to evolve. Renting might now be apart  of the American dream because owning a home just might not be a viable  option for many people.</p>
<p>In 2011 many economists are predicting that renting will not be purely a  many of people who cannot afford a home. Renting by choice appears to  be something other than just a dream deferred. Renting is becoming less  the means to the end of home ownership and more a permanent condition  for many people. Millions of American experienced losing a lifetime of  savings in home equity during the most recent housing crisis. The  decision to rent by choice might be seen as a smart way to take  advantage of the current market conditions. Renting can be seen as a way  to take advantage of the mobility that the current economy often calls  for. The job market requires changing positions several times during  their lives. Rather than worry about having to lose thousands of dollars  in buying and selling a home, renting provides people with the ability  to move to wherever the best job opportunities are.</p>

			<content:encoded><![CDATA[<p>In yet another blow to the American real estate market Allstate  Corporation is suing Bank of America Corporation and its Countrywide  mortgage lending branch for misrepresenting the risks on more than $700  million worth of mortgage securities.</p>
<p>The war between major corporations over what amounts to mortgage fraud  casts another shadow over a real estate market that is still reeling  from the bursting of the housing bubble. Allstate is the largest public  home and auto insurer in the United States. It alleges that the company  suffered terrible losses due to being told that the securities it was  backing were safe and that the homes it were backing were high quality.</p>
<p>Several top executives were named as defendants including the former  Chief Executive of Countrywide Angelo Mozilo. Countrywide was once the  largest American mortgage holder until being dragged down by the crisis  that started in 2008. The company was later bought out by Bank of  America to prevent it from heading into bankruptcy.</p>
<p>Allstate claims that in 2003, Countrywide began a process to increase  market share by any means necessary. The company had a policy to  eliminate its own underwriting standards and accept any offer that  competitors were offering. Countrywide sought to limit its risk by  passing them on to investors who paid for debt backed by mortgages that  were below the stated standards of Countrywide.</p>
<p>Allstate wants to undo security purchases that took place between 2005  and 2007. Allstate is only the latest in a series of companies that are  seek to get retribution on lenders that supposedly mislead them on  mortgage security purchases. Other companies include the Charles Schwab  Corporation, the Federal Home Loan Banks and other companies. Bank of  America is the largest bank in the United States bases on assets. It  said that it faced lawsuits amounting to about $54 billion. If Bank of  America fails the American real estate market faces a dark future at  best.</p>

The great recession  that began in 2008 is begging to change that.&#8221;Doubling-up&#8221; and  having friends and families move in together has become one of the  fastest rising population demographics.</p>
<p>The Census Bureau released statistics that shows a significant growth in  the number of multifamily households since 2008. The number of people  living in multifamily households now amounts to 13.2 percent of all  households. More than 54 million people are now doubling up, which is  the highest percentage since the late 1960s. These figures represent  only a fraction of the number of people that are being forced to be  creative with their housing choices due to poor economic conditions. The  multifamily households do not include situations such a siblings moving  in together or adult children that continue to live with his or her  parents. While the situation might not be ideal, for many people living  with family is the only option to prevent homelessness.</p>
<p>Half of the people entering homeless shelters for the first time in 2009  had lived with family prior to seeking other assistance. Further  analysis of the data released by the Census Bureau shows that the  average income of multifamily households fell on average by more than  five percent between 2009 and 2010. The data shows that many of the  individuals living in multifamily homes are under financial duress. The  poor economic conditions also indicate that the phenomena is not likely  to end anytime soon. The forced living conditions are just another cost  of the latest recession.</p>

<p>Despite claims by some economic analysts that the recession is  over many of the indicators of a healthy economy tell another story. The  area that seems to be lagging behind the most is the real estate  market, which remains volatile and bogged down by fears of lawsuits  challenging the massive foreclosures causing another crisis.</p>
<p>Mortgage applications fee to the lowest level in a year at the end of  2010. Rising interest rates seemed to scare off potential buyers and  slow the recovery of the housing market. Without the demand for new home  purchases one of the biggest segments of the American economy remains  in a lurch. The Mortgage Bankers association announced that the number  of mortgage applications fell by about 10 perfect from the past four  weeks. The fall in demand showed that existing home owners were not  interested in refinancing their loans. Refinancing applications fell by  about 25 percent in the past four weeks, which is the lowest level since  last April.</p>
<p>Borrowing rates on a 30-year fixed-rate mortgage is not at about 4.85  percent, which is a slight up tick from recent weeks. The rates are  still lower than last year when the rate was 4.93 percent. Rates on a  15-year mortgage average about 4.22 percent. Indicators of home sales  are predicting that home sales will remain slow going into 2011. More  indicators will be known when the National Association of Realtors  releases further existing homes data. Even though the U.S. economy might  be recovering in other areas, the market that dragged the world into a  recession continues to be slow. The housing bubble appears to have  longer lasting effects than just a temporary correction or a blip that  needed to be corrected. The recession&#8217;s effects are creating  conditions that might change the way that the mortgage industry operates  going forward.</p>

There were certain truths  that came with being an American that included prosperity and the  ability to improve upon the economic success of the previous generation.  While the economic success has been fairly evenly spread throughout the  country some areas are now suffering from population loss due to  migrations. Old centers of industry and population are being transformed  into ghost towns due to severe economic hardship. Significant  population drops is a new phenomena in the United States.</p>
<p>In some cases it is due to a natural disaster. New Orleans lost about  one-fourth of its population after Hurricane Katrina. Other cities are  suffering from an exodus due to economics. The United States was once  the most powerful manufacturing country in the world. American staples  including coal, steel and automobile manufacturing have increasingly  been sent overseas in an attempt to seek out inexpensive labor.  America&#8217;s transformation from an industrial power to an economy based  primarily on services. Has create voids in once major population  centers. The loss of population compounds economic problems in these  already suffering cities. When unemployed people most of the loss of  residents causes social services to slip. Property taxes and other means  of raising revenue require a healthy and growing population.</p>
<p>As population moves on distressed cities see home values plummet and the  tax base erodes so much that basic services including police and fire  departments can not longer be guaranteed. Some cities cannot continue to  manage huge neighborhoods that have become nearly deserted after  residents abandoned their homes. Home vacancies are some of the best  indicator of how much a city&#8217;™s population has fallen. While some towns  might be able to recover from the population loss some once great  American cities appear to be past the point of no return. For home  owners in these markets their most valuable possession has become all  but worthless.</p>

Population decline creates devastating consequences for  municipalities that are already suffering. The loss of a tax base due to  the loss of industry spirals as people move on, which causes home  values to plummet. Cities that lost the most in the past several years  appear to have no answer on how to reverse the trend of population  drain.</p>
<p>Rochester, New York has lost 12,000 residents since 2000. More than 15  percent of homes in Rochester are vacant. The city was once an important  link on the vital path between Buffalo and Albany. Rochester was know  for being a major producer of flour and the home to many large companies  including Xerox and Eastman Kodak. As the Erie Canalâ€™s significance  declined so did Rochesterâ€™s. The staple industries of Kodak and Xerox  have also fallen on difficult times in recent years. Rochester has yet  to produce an industry to replace the ones it lost. Since the 1950s  Rochester has lost about 34 percent of its population, and the city has  left a trail of empty buildings as evidence of what it once was.</p>
<p>The Steel City is another area that has been hit hard by shifting  demographics in the United States. Industry was once the backbone of the  American economy and Pittsburgh was one of the leaders of American  industry from the late 19th century to the 1970s. The city once housed  more than 1,000 factories including steel mills owned by U.S. Steel. The  worldâ€™s first billion dollar corporation once employed more than  340,000 workers at its peak. Pittsburgh now has a population of only  311,000. The city has lost 22,000 people since 2000. Population shifts  have devastated the real estate market in places like Rochester and  Pittsburgh.</p>

			<content:encoded><![CDATA[<p>Few cities in the United States tell the story of the decline of  the American auto industry and real estate markets more than Flint,  Michigan. Flint was once a one of the most important building centers  for one of the most powerful manufacturing firms in the world. While  Flint rose with the American automobile industry, its fall tells the  story of the danger of linking the health of an entire community to a  single industry or corporation.</p>
<p>Flint was a booming place at the beginning of the 20th century. It was  the divisional headquarters for major automobile manufacturers including  Chevrolet and General Motors. In the two decades following 1910,  Flint&#8217;s population quadrupled. Since the decline of the American auto  industry in the beginning of the 1980s Flint has hemorrhaged population.  Layoffs and plant closings have created economic distress in the city,  and Flint&#8217;s unemployment rate is in the high double digits. Flint&#8217;s  population sits at 111,000 now, which is 13,000 less than a decade  before. Almost 20 percent of the homes in Flint are now empty.</p>
<p>The city that was once known as the Vehicle City has received  national attention due to the work of its most famous resident. Michael  Moore depicted the beginning of Flint&#8217;s decline in the documentary  Roger and Me. Moore chased the CEO of GM around seeking an interview to  find out why so many workers in Flint have been laid off. The  documentary debuted more than 20 years ago, and Flint&#8217;s problems have  only grown since then.</p>
<p>Flint&#8217;s decline might only be trumped by the population loss in New  Orleans. While Hurricane Katrina is the reason that New Orleans lost so  much of his population, Flint&#8217;s situation appears to have almost no  immediate solution. Flint homes are virtually worthless, and like many  other citizens of industrial towns in decline the citizens of Flint have  little hope for an improvement in the local real estate market.</p>

			<content:encoded><![CDATA[<p>﻿For home owners who bought into the American dream of home  ownership, the past two years have felt like the Wild West to many where  the rule of law has been trumped by the crisis at hand. Home owners  have been evicted from their homes without any evidence of banks owning  the note. In some cases banks have even wrongly evicted people who were  up to date on their mortgage payments. For the past two years the banks  seemed to have all the power the relationship—until recently.<br />
Colorado Attorney General John Suthers has filed civil lawsuits against  three businesses and five people who have been blamed of defrauding home  owners in four counties by using deceptive foreclosure and rescue  schemes. According to documents filed in Denver District Court  homeowners facing foreclosure received proposals from the business to  save their home. The companies used equity in the home to halt  foreclosures and to make improvement to properties. In return for this  help the homeowners were told to transfer their property titles to  handpicked investors. The investors would lease the properties back to  the original owners, and the owners would have the option to repurchase  their homes back from the investors.</p>
<p>While the deal appeared  to give home owners a way to adjust their loans and keep their home the  plan backfired when the homeowners were promptly evicted from their own  homes. None of the original home owners were able to buy their homes  back and all of the home owners lost the equity in their homes.</p>
<p>This case is an example of predatory schemes that are attempting to  take advantage of the housing crisis. The attorney general’s office  warns that people should be wary of third parties offering mortgage  assistance. The Colorado case shows that the real estate market in the  United States remains rife with potential pitfalls.</p>

<p>Homeownership in the United States was once such an expectation  that it was tied up in what it meant to be an American. White picket  fences and moving from an apartment to a home were tied to the American  Dream. The bursting of the housing bubble and the subsequent foreclosure  crisis created a situation where the definition of what it means to  make it in America might have to change.</p>
<p>Of all the practices that banks and predatory mortgage services  companies have used the most egregious might be removing people from  their homes even in cases where they had not fallen behind on loan  payments. Homeowners in Florida, Nevada, Texas and Pennsylvania have  united to fight back against mistaken foreclosures. Lawsuits have been  filed that allege sometimes the banks even went as far as to haul away  belongings and change the locks on homes that were not in foreclosure.</p>
<p>There is no certain number on the number of cases were the banks erred  in foreclosing on the wrong home, but the number of lawyers and real  estate agents alleging fraud by banks is growing. There are documented  case were people were foreclosed upon even though they had paid off  their loan. Most of the home owners involved in the lawsuit tell similar  tales of being bounce from one bank official to the next without  getting an answer on why the process was occurring and how to prevent  it. Without the proper communication the home owners are punished even  it they followed an increasingly difficult to follow set of rules.</p>
<p>The real estate market is one of the most important to the American  economy. Without fundamental changes to ensure that homeowners and banks  work as partners rather than adversaries these area of the American  economy appears to be stuck in limbo as people suffer eviction from  their house with little to no explanation as to why.</p>

			<content:encoded><![CDATA[<p>The United States was once a nation that was the manufacturer  for the world and enjoyed a booming population in nearly every state.  Few places in the United States have avoided the effects of the great  recession, but some cities have suffered worst than others. Cities that  relied on industry to support their growth have lost not only jobs, but  population and then their tax base. The abandonment of these one great  cities have created a void of social services and in some cases created  ghost towns.</p>
<p>Dayton, Ohio has been of the more innovative cities in the history of  the United States. Dayton was home to major corporations including the  National Cash Register, Mead Paper and Phillips Manufacturing. The  Dayton economy was especially productive in the first half of the 20th  century. It was the home to multiple GM plants, and the city was an  economic giant considering its modest size. The past 50 years have not  been as kind to Dayton. GM has all but vacated the city, and so have  thousands of residents. Almost 20 percent of the homes in Dayton are  empty. In the past 10 years more than 11,000 Dayton residents have moved  on.</p>
<p>If Dayton is suffering from the effects of the recession Buffalo is in  even worse shape. The city was once the 13th largest in the United  States prior to the Second World War. It is now the 70th largest. In the  past ten years Buffalo has lost another 22,000 citizens. Buffalo was  once know as the &#8220;City of Lights&#8221; because of its massive  electrically capacity. Its close proximity to Niagara Falls allowed  Buffalo to be a major industrial power. The collapse of the Erie Canal  and the change in technology in the energy industry have turned once  booming Buffalo into a fading town seeking something to replace what it  lost. Residences in both Dayton and Buffalo are as much an anchor as an  investment.</p>

			<content:encoded><![CDATA[<p>The foreclosure crisis is not only an economic disaster. It is a  legal mess that is threatening the roll of the court system in  administering property rights.</p>
<p>In cases where it is clear that the homeowner is behind in payments  there are still legal steps that must be taken. The bank cannot just  take back the home without going through a process through the courts.  At the hearing the bank or lender must prove that a debt is owed, and  this becomes a problem due to the nature of the home mortgage industry.  Home loans are often traded numerous times as part of massive blocks of  securities. The mortgages bond can be traded dozens of times before  ending up in the final hands. Tracking this process and finding where  the loan is. While the banks are able to make money on trading the loans  the system breaks down if the home owners cannot afford to pay their  mortgage.</p>
<p>University of Iowa law professor and bankruptcy expert Katherine Porter  found that only in 40 percent of bankruptcy mortgage claims could banks  provide proper paperwork. The specific paperwork necessary to enforce  the mortgage claim and collect on the loan was the note, which could be  held by a Chinese company. Porter wrote that the statistic called into  question the integrity of the bankruptcy system.</p>
<p>Foreclosure attorneys report that banks rarely have the proper paperwork  to file a legal claim on mortgage foreclosures. While members of a  Florida bankers associate have called arguing that the proper paper  cannot be produced is a &#8220;egal technicality&#8221;, but those same  so-called technicality seems to be at the heart of the court system. If a  person cannot prove that a house belongs to him or her, then the police  evict them. If the bank cannot prove it owns house, should the bank be  able to do the same thing?</p>

			<content:encoded><![CDATA[<p>The United States began suffering one of the worst collapses of  real estate in history during the great recession. While the United  States saw prices swoon other nations seemed to be in the midst of rapid  economic expansion. Nothing seemed to hold back the Chinese economy,  which grew in leaps and bounds. Everything in China seemed to be  pointing up, including the real estate market &#8211; until the end of 2010.</p>
<p>Even in the burgeoning economic giant, experts are expecting a dip in  real estate in the beginning of 2011. With worries about inflation in  the air, Chinese monetary policy has tightened and analysts are expected  the amount of money available to buy houses to dip. Rising inventories  and fears of a bursting market are causing some economists to foresee a  bubble in the Chinese real estate market.</p>
<p>The government launched a campaign to halt the rising prices. The top  end properties in major cities had drawn particular ire from Chinese  citizens. While this program slowed down the prices of homes, there have  been recent signs that the real estate market is going back to the  hyper conditions that first caused concerns. Beijing is worried about  the public&#8217;s perception of rising prices and the government is  considering using higher interests rates, lending curbs and direct  controls to deflate the real estate market. One of the directors of  China&#8217;s economic planning units is predicting a dip in real estate  prices of up to 10 percent in the first quarter of 2011.</p>
<p>Concerns over liquidity and raising interest rates make the outlook on  real estate appear gloomy even in China for the next several months.  Even in the fast growing economy in the world, real estate does not look  like a sure bet in the immediate future. The old adage of real estate  always being a sure bet does not appear to be a certainty in the current  world economy.</p>

<p>The great recession that began in 2008 exasperated a decline  that had already began in many major American cities. Once the American  economy began trading factory manufacturing for services many once  mighty U.S. cities have struggled to maintain their population and their  tax base. Once their populations began to leave property values  plummeted and cities that once had been powerful economic centers have  become dying towns.</p>
<p>Cleveland was once not only a huge center for manufacturing and an  important trading porting on Lake Erie. Cleveland was home to once  powerful industries that no longer exist. Peerless, Peopleâ€™s and  Winton have left as have thousands of Cleveland residents. The Midwest  headquarters for Standard Oil once had a population that was close to  one million. The number of people that call Cleveland home now sits at  less than 450,000, and that figure continues to fall. Cleveland lost  almost 10 percent of its population in the last decade. Nearly 20  percent of the homes in Cleveland are now vacant. Pollution and  municipal government issues caused Cleveland to earn the nickname â€œthe  mistake on the lakeâ€ in the 1970s. Now Cleveland is a city that just  hopes to hold on to the population it still has. Even the cityâ€™s most  famous resident left Cleveland for greener pastures. LeBron James  decided to take his talents to South Beach, which caused another blow in  pride to a once proud city.</p>
<p>Cleveland was once one of the largest cities in the United States. Its  decline is a lesson that even the most powerful economic areas can fall  out of favor. While the reasons for Clevelandâ€™s decline are easy to  track, but finding a solution to reverse the trend is more difficult.  Without residents to help Cleveland rebuild provide the services for a  healthy community are nearly impossible to provide.</p>
